After a Design Concept has been chosen, this service focusses our efforts on developing your preferred design solution by thoroughly fleshing out refinements or issues related to space planning, building systems and code issues, daylight and views, overall site integration and material choices. We refine the Schematic Design based on your feedback and develop a cohesive, thoughtful detailed design specific to your absolute requirements. We also investigate important construction aspects and prepare 2D and 3D design drawings that help convey the design intent with greater clarity and allow you to visualize the concept and proposed construction assemblies and materials and sign off on the design.

The process concludes with a developed Concept Package organized in an easy-to-understand design package for obtaining more accurate cost estimates and moving into construction documentation. We summarize and organize all the information, outline specifications and resources we've discovered together into a comprehensive document that fully describes your project intentions to a technologist (draftsman) or builder or to carry on with One One Ten to develop your preferred service tier of Construction Documents.

Pre-requisites for this service includes a completed Concept Design, but show us what you have completed to date elsewhere and we will turn an emerging design into a detailed concept that truly inspires confidence to move forward to construction documentation, bid and permitting.
